Alberta New Home Warranty

Mandatory Warranty

1-2-5-10: Protection for every homebuyer

Alberta’s New Home Buyer Protection Act (NHBPA), which took effect in February 2014, reflects the Government’s desire to ensure all new home buyers receive warranty protection, clear expectations and an ownership experience protected from unpleasant surprises – the benefits our Builder Members’ customers have been enjoying for over 40 years. According to the new legislation:

  • Every home builder must provide proof of warranty coverage to obtain Alberta building permits
  • A Government-managed registry will provide public access to key dates and specific information about new home warranties
  • At a minimum, the warranty on each new home whose building permit application was submitted after February 1, 2014, will provide “1-2-5-10” coverage.

Alberta’s New Home Buyer Protection Act stipulates that all new homes must include warranty coverage of one year for labour and materials, two years for delivery and distribution systems, five years for building envelope protection and 10 years for major structural components.

Your new Carrington Communities’ condo is covered for a period of one year against material, workmanship or product defects. All Carrington Communities’ customers are entitled to a Three (3) and a Twelve (12) month warranty request to cover any warranty items that fall within the Alberta New Home Warranty guidelines. Should any of the covered items be found defective according to these guidelines within one year of occupancy, the Master Craftsman Warranty Program will repair or replace the item(s) to meet the Alberta New Home Warranty specification. The Alberta New Home Warranty Program also provides a five and ten year structural warranty on common property.
